Sunrise Pass Estates is offering a program that will allow members of the community to become homeowners while restoring the property to its original glory.
Sunrise Pass Estates — a manufactured home community located in Barstow — has approximately 20 homes available through its first-ever giveaway program.
After qualifying for the home, the new owner must properly fix and restore the house to its original form to correlate with the recent major upgrades Sunset Pass has added.
Once the homes are restored, the new homeowners may continue to live on the property while paying space rent ($470 per month), plus trash, sewer and water. They also have the option of selling the home, provided it remains on the property.
Those who would like to enter the program must first fill out an application to see if they qualify for the home.
“They must go through a process of being approved, the same as any other person would who was trying to rent a home,” Sunrise Pass Estates Manager Carol Watson said.
The all-age community features 161 spaces, with double-wide and single-wide homes. The property also features a clubhouse, pool, playground and laundry facility.
Sunrise Pass Estates typically is ideal for young families with children or extended families with roommates, according to Watson.
Watson has worked in the Sunrise Pass Estates community for 11 years and is excited they are starting this program as it provides a way for larger families to move in with “sweat equity.”
“We are a great little community and I am looking forward to seeing new faces and families,” Watson said.
The program is an opportunity to move in for a low price — only a storage agreement is required. Sixty days after the storage agreement is made, the new owners can then move in without any major down payment or strong credit.
“They have to prove they are financially able to live in the community as well as repair the homes,” Watson said.
